The heaviest pollen season in America
For several weeks each spring, pine and oak pollen coats the state thickly enough to see on a car overnight. It packs into door tracks, balance channels, weep holes and screen mesh, where it mixes with moisture and becomes a paste that binds mechanisms and blocks drainage. Almost nobody thinks to clean it out.
Red clay that moves with the weather
Georgia clay swells when wet and shrinks when dry, and it does so dramatically. Houses move with it season by season, and wide openings show that movement first — usually as a patio door that drags at one end and not the other.
Humidity that swells timber shut
Summers here are hot and genuinely humid. Wooden sashes and doors take on moisture and bind in their frames, and in older homes with decades of paint on them they stop opening entirely.

Questions we get every week
My sliding door is really hard to open. What is wrong?
Almost always the rollers underneath have worn flat or seized, so the panel drags instead of rolling. In Georgia, pollen and red clay grit packed into the track are usually what wore them out. Either way it is a repair, not a replacement.
My windows fogged up between the panes. Can that be fixed?
Yes. The sealed glass unit has failed and moisture has got in. We replace the unit inside your existing sash — the window itself stays exactly where it is.
My home is historic. Should I replace the original windows?
In most cases, no. Original sash in sound condition, repaired and weatherstripped, performs well and outlasts the replacement unit sold to supersede it. In a designated district it may also be the only option a review board will approve.
My sliding windows and doors stick every spring.
That is pollen packed into the tracks and rollers. Clearing it properly and replacing worn rollers usually restores them completely, and vacuuming the track after pollen season keeps them that way.
There is condensation on the outside of my windows in the morning.
That is humid Georgia air meeting cooler glass, and it means the glass is doing its job. Moisture trapped between the panes is the problem one, and that does mean a failed seal.
How much does a repair cost?
It depends on what failed. Rollers, hardware and rescreening sit at the low end; glass and track work cost more. You get a firm price on site before we start, and the estimate is free.
